The Whats & Whys of a Home Inspection

A home is one of the biggest investments you  will ever make. It is in your best interest to make sure you know the  true condition of the home. When you buy a car, you always get to test  drive it. Not the case with a home purchase. All you get to do is look  at it and "kick the tires". When buying a used car, the smart buyer will  take it to be checked out by a qualified mechanic. Consider CSI  Inspection Services as your qualified mechanic for checking out your  future home's condition.

As  your HOME INSPECTOR, I will check out the condition of the structural  components, exterior, roofing, plumbing, electrical, heating, insulation  and ventilation, air conditioning, and interiors. The home inspection  gives you, the buyer, an impartial, physical evaluation of the overall  condition of the home and items that need to be repaired or replaced. If  I suspect a problem, I will report it to you, and may recommend further  evaluation by a licensed specialized professional or engineer. Sound  advice when buying a home or a car: Have it checked out by a  professional.
Examples of Concerns:

• Are all of the electrical receptacles properly wired for polarity?
• Is the roof flashed properly?
• Will your GFCI receptacles trip at the proper level?
• Is your water heater properly connected?
• Is your electrical panel properly grounded?
• Is there rotted wood on the exterior of the house?
• Is your fuel burning gas furnace vented properly?
• Are there signs of water intrusion?
•  Do you know the difference between a normal foundation crack and a  serious crack that indicates a structural problem with the house?
The  process can be stressful. A home inspection is supposed to give you  peace of mind, but may have the opposite effect. You will be asked to  absorb a lot of information in a short time. Your Inspection includes a  written report, checklist, photographs, and items I talk to you about  during the inspection. All this combined with the seller's disclosure  and what you notice yourself makes the experience even more  overwhelming. What should you do?
Relax. Most of your inspection will  be maintenance recommendations, life expectancies and minor  imperfections. These are nice to know about. However, the issues that  really matter will fall into four categories:
1. Major defects. An example of this would be a structural failure.
2. Things that lead to major defects. A small roof-flashing leak, for example.
3. Things that may hinder your ability to finance, legally occupy, or insure the home.
4. Safety hazards, such as an exposed, live buss bar at the electric panel.
Anything  in these categories should be addressed. Often a serious problem can be  corrected inexpensively to protect both life and property (especially  in categories 2 and 4).
Most sellers are honest and are often  surprised to learn of defects uncovered during an inspection. Realize  that sellers are under no obligation to repair everything mentioned in  the report. No home is perfect. Keep things in perspective. Don't kill  your deal over things that don't matter. It is not advised to demand  that a seller address minor repairs and deferred maintenance or  conditions already listed on the seller's disclosure, or minor items.  Keep things in perspective,

rely on your experts that are helping you, and have faith in your choices.
